About the Department
The University of Chicago\'s CREO Department is a unit within the Office
of Civic Engagement with a dual reporting line to the Finance and
Administration Division that engages in a wide array of real estate
services, including asset acquisition, asset disposition, development,
asset management, lease negotiation, lease administration, and
construction.
Job Summary
The Financial Analyst, Commercial Real Estate Operations (CREO):
Responsible for providing analytical support to the Associate Vice
President, Director of Finance, and other CREO team members specifically
focusing on analysis of lease economics and strategic projects. Assists
with preparation of lease documentation, budgets, forecasts, and other
reporting.
Responsibilities
Prepares proformas and budgets for potential leases and
University-led projects; reviews and analyzes financial proformas
for third-party projects.
Analyzes potential real estate gifts, coordinates due diligence, and
assists in disposition process.
Provides value-added financial information and analyses that support
high-quality decision-making.
Uses spreadsheets, databases, and/or financial analysis software to
improve the understanding of different budgeting options and to
provide accurate, up-to-date information; coordinates cash flow and
financial modeling.
Completes other ad-hoc analysis, as needed.
Updates CREO strategic capital plans and reforecasts.
Works with third-party property management team on asset management
items relating to Hyde Park portfolio.
Assists with organizing, tracking and/or drafting lease
documentation and shares updates with third-party property
management team and other internal or external stakeholders.
Prepares and/or reviews operational contracts or projects (i.e.
landscaping, snow removal, parking management, security) procured
and contracted through third-party property management team.
Ensures reports comply with all University and department policies.
Compiles retail, mixed-use, and hotel portfolio metrics and prepares
quarterly management reports for leadership.
Prepares initial review of third-party accounting firm\'s monthly
financial statements.
Assists in annual budget preparation and monthly forecasting.
Reviews annual expense reconciliations and percentage rent
calculations.
Conducts financial research to advance decision-making. Designs and
executes regular and ad hoc financial analysis, including
forecasting, risk analysis, and evaluation of strategic options.
Works closely with budget administrators to help ensure the
integrity of financial analysis and planning.
Performs other related work as needed.
Minimum Qualifications
Education:
Minimum requirements include a college or university degree in related
field.
Work Experience:
Minimum requirements include knowledge and skills developed through 2-5
years of work experience in a related job discipline.
Certifications:
Preferred Qualifications
Education:
Bachelor\'s Degree.
Experience:
3-5 years of experience in commercial real estate financial
analysis, accounting and/or financial modeling strongly preferred.
Technical Skills or Knowledge:
Proficiency with Microsoft Office, financial computing and database
software applications.
Experience with Oracle, MRI (or similar software) strongly
preferred.
